The tiny house movement is rapidly gaining momentum for space-savvy Aussies doing their best to find their way into the Australian housing market. “What is so groundbreaking about living in a small house?” you may cry. With a lot of people are making this transition – there must be some perks. The tiny house movement is in full swing. From what a tiny house actually is, to how much it costs, plus tips for financing, we have all the information you need to understand – and get on board – the tiny house movement.

How big is a t iny h ouse?

A tiny house on average measures around 15-18sqm and is designed on wheels or a trailer. By definition, a tiny house is legally a custom-built caravan. To be defined as a tiny home, the structure has to be on wheels (these can be removed if desired), however, if the tiny home is on land and built with traditional construction methods (such as stumps, bearers and joists), it is then a small house – and for that, you would need all the relevant planning approvals and permits.

2. They are environmentally friendly

Tiny homes are the epitome of off-grid living. They can easily be connected to the utilities of grid services but can just as easily be driven onto a vacant block of land and, pending the availability of water, can be completely off grid but still have all the amenities and comfort of a one-bed studio. Much of the time they will come with an instantaneous hot water unit and two-burner stove that is powered by LPG bottles at the front of the trailer hitch. They usually come with solar on the roof and a toilet suite that can either be set up as a composting unit once it’s in place; or you can just as easily tap into a sewer or septic pending the location you decide to call home.

Some people simply don’t need a lot of space – indoors, that is. Tiny houses have a footprint under 18sqm. The compact features of a tiny house can include a loft sleeping area, bathroom and kitchen. They are constructed to fit on a caravan-style trailer with wheels to ensure they offer their owners the flexibility to move when they see fit.

The main perk of a tiny house is not the small interior, but the expansive possibilities of what’s beyond your doorstep. As tiny homes are generally mobile, the world is your backyard. For this reason, among others, tiny homes are classified as ‘caravans’ from a regulatory standpoint. While this typically tends to the goals and ambitions of many tiny house owners who don’t want to be tied down, it also serves the purpose of reducing some of the red tape and costs around building, construction and land ownership. However, due to their caravan status, there are strict regulations on a tiny home’s width, length and weight that essentially also deem the house roadworthy. With this being the case, you really need to make sure you know what you’re doing if you’re planning on building one. Not only do you want to factor in additional bracing to accommodate for the highway wind loads but you also want to ensure the build complies with all relevant Building Code of Australia standards. It also all needs to fit on a regulation trailer and be under four tonnes. At the end of the day, it’s important that your tiny home still has access to natural light via windows and doors but is sturdy enough to cope with the rigours of modern life (and a highway at 100km/h).
